The lien lifecycle

1. Record the lienholder, claimed amount and basis when you learn of the lien.
2. Negotiate — track reductions and correspondence on the lien record.
3. Resolve — record the final agreed amount. Resolved amounts lock and feed the settlement statement.

Where liens appear

The case's settlement estimate always shows liens alongside fees and costs, so the client's estimated net is honest at every stage — not just at closing.
